DESCRIPTION OF SERVICES:

We offer daily single night rentals of the Yellow House at Willowdale, located at 111 East Street Rd in Kennett Square Pennsylvania. The house sits on 155 acres and is a 3 story estate house with an exterior terrace. The house includes (8) bedrooms, (7) full bathrooms on 2nd and 3rd floors, (2) half baths on the 1st floor, a full kitchen and a bar on the first floor.

DETAILS:

• All rates are based on occupancy of the entire house, and unavailable for individual room reservations. Please be advised that due to fire codes, cots are not available on our property. The Yellow House Management Team reserves the right to set maximum occupancy for rooms.

• Bar located on the 1st floor

COMMON AREAS:

There are common areas located inside & outside of the house. Please note that due to East Marlborough Township noise ordinances, all guests must maintain a minimal noise level when congregating outside between 10 pm and 8am. Outside music is not permitted.

ALL GUESTS:

must be cautious of loud noise when outside. We ask that you please be courteous to our other guests and neighbors.

The Yellow House Management Team is NOT responsible for anything lost or stolen from common areas; valuables should be left in your room and are the sole responsibility of the host.

**House Block RENTAL HOURS ARE 2pm-10am the following day. Please be respectful of our check-in & check-out times, as we may have another event checking in to celebrate their special day.

RENTAL DEPOSIT FEES:

There is a required deposit of $1,000.00 to hold the House block date and $1,000 Security deposit payable at the time of signing and returning this agreement. The remaining $2,000 rental balance is due 90 days prior to the event.

SECURITY DEPOSIT:

The host agrees to the above security deposit of $1,000.00 payable upon signing of the contract. The host acknowledges that any excessive cleaning needed or damage to the inside or outside of the premises, occurring during the time of this agreement, which are related to the host or their guests will be deducted from the security deposit. Any items requiring replacement will also be deducted from the security deposit. Should the cost of the repairs, services or replacements exceed the security deposit, the excess costs will be charged to the host. The security deposit will be returned 30 days post stay by The Yellow House Management Team.

CANCELLATION POLICY AND RELEASE DATE:

Cancellation prior to 90 days of the event, the host will forfeit the $1,000 deposit but will be refunded the $1,000 security deposit. Cancellation within 90 days of the event, the host will forfeit both deposits, totaling $3,000, but will be refunded the $1,000 security deposit. Refunds will be issued via check to the name and address as shown on the agreement.

CHECK-IN/OUT:

Our Check-In time is any time after 2pm and Check-Out is before 10am. Please keep these times in mind when creating a schedule for your guests. Unfortunately, we cannot accommodate early check-in or late check out for an entire group. Please make sure that ceremonies, shuttle pick up/drop off, etc. are scheduled accordingly. Any guest wishing to receive a guaranteed early check in or check out must reserve the Yellow House the night(s) prior to and or night(s) after the hosts event date to guarantee early check in. Early check-in is subject to availability-determined NO earlier than 90 days prior to the event. If NO events are booked at the Willowdale Venue the night(s) prior to or night(s) after the client event, the house can be booked for those dates respectively, no earlier than 90 days prior to the event.

DISCLOSURE:

Please note the Willowdale Property and Willowdale Venue are subject to be leased at any time to other clients for a separate event. The Yellow House and Willowdale Venue are booked separately from one another. If booked more than 90 days from your Willowdale event date the Yellow House is guaranteed available for your “Night of” event date. Prior to and post event nights are available only within 90 days of the client’s event date.

BOOKING:

To guarantee availability, all guests are required to book The Yellow House through a sales representative 90 days prior to their event date. The Yellow House rooms cannot be guaranteed for your event within 90 days of your event date. Your Yellow House representative will provide you with confirmation of our receipt of this contract. Hosts are responsible for determining specific rooms for their guests: King beds, Queen beds, Twin beds, and adjoining bathroom, etc. The Yellow House Management Team has no liability for decisions made regarding this.

The undersigned host of this event certifies that they have been made aware of all the property regulations stipulated in this contract. The charges and time frames have been listed clearly above.

By not arranging any additional nights, (available only within 90 days of your event) you have waived the rights to use the common areas in the building before your allotted 2pm check-in/complimentary time frame prior to your event unless otherwise noted in this contract. In the event of arrival at this location before 2pm, the host will need to make arrangements for their guests in the interim time period as Yellow House will not be accessible. The Yellow House Management Team reserves the right to host other events should you choose not to secure the space for extension prior to or post your event.

** If you would like to inquire about extending your stay, for check-in on the evening prior to your event date, your Yellow House representative can discuss releasing the date no earlier than 90 days prior at our discretion and based on availability.

I, the undersigned, have read the agreement and agree to be bound by the terms contained herein. This Agreement and terms cannot be modified in any way unless agreed upon in writing by both parties below.
